The landscape for buyer representation changed significantly as of August 13, 2024, under the policy changes adopted by the National Association of Realtors (NAR). These changes include key items such as:
- Buyers are required to enter into a written buyer-representation agreement with their agent before touring homes.
- Commission offers to buyer agents may no longer be displayed in the MLS, and compensation must be objective, clearly defined, and negotiable at time of offer.
- The roles and obligations of agents and brokers must now adhere to enhanced disclosures and transparency regarding their compensation and services.
